Are Triple Net Lease Property Investments Risk Free?

Many property investors believe that triple net leased property investments make for good, safe, passive investments.

This can be the case, but there can also be serious financial consequences should they not be managed properly.

Triple net leases differ from traditional leases in that the tenant is generally responsible for all of the operating expenses including repairs, maintenance and life cycle capital expenditure – a new roof, air conditioning system, lifts, and the like.

However, there are risks to be aware of with such property. Triple net lease investments are often single tenanted properties, perhaps with a special purpose or use.

The commercial stability of the tenant is of course fundamental in any investment, but in a triple net lease are they also going to:

  • Take a proactive and planned approach to managing the asset?
  • Keep on top of property maintenance and life cycle repairs and replacements?
  • Fully understand what their obligations are?

Queensland Emergency Operations Centre

Napier & Blakeley are just completing their role as Quantity Surveyors on the new QEOC building at Kedron Park in Brisbane.

This world-class communications centre, the largest emergency operations centre in the southern hemisphere, enables best practice strategic response and planning for daily emergencies and incidents and coordinated disaster management for the Queensland Government.

The building was centre of attention in the recent South East Queensland floods and Cyclone Yasi as it became the broadcast facility for regular bulletins by State Premier Anna Bligh and Prime Minister Julia Gillard.

The 14,500 m2 building uses green technology throughout and the project is designed to achieve a 5-star Green Star rating. Sustainable features include full water recycling, rainwater harvesting, low-energy lighting and on-site power generation. Information and communication technology forms a major part of the project and is one of the key elements in it achieving “world class facility” status. Continue reading

Where did we put that Billiard table?

Do not make the mistake of assuming that others know what they are looking for.

Did you hear the one about the Senate enquiry into two disappearing billiard tables?

These two tables used to be located in the parliament’s staff recreation area and when it was realised that they had disappeared a senate enquiry ensued to find out where they had gone and importantly $100,000 was spent to find the tables that had been sold for a sum total of $4,900.
